We secured the Property Management Services provided My Husband and I bought a property in Bulgaria in August 2015, with no immediate plan to relocate. We secured the Property Management Services provided by Diana for a very affodable monthly fee. Diana took care of everything for us, she made monthly visits to the property, providing photos of any issues she noted and was able to address any problems that arose. The garden was maintained, a leak in the roof repaired and the rodent infestation taken care of. Diana was able to arrange our home insurance, paid utility bills and arranged builder's quotes in our absence. Diana was always on hand to answer any or our many questions and was instrumental in making our relocation as seamless as possible. I would highly recommend Diana and Zhivko and the many services they provide.

For maintenance and renovation work We first met Diana over 10 years ago when we first bought an old house in Veliko Tarnovo, demolished it, and built a new one I its place. We have kept in contact since then and so, Last year, when we decided to rent our house on AirBnB, Diana – and her company Property Care VT – was the natural choice. Diana and Zhivko, and the rest of her team, have been extremely professional as well as friendly – if you ask for something to be done, it will be. The rates charged are very good value for money, and we use the company in three key areas: • Acting as manager for our AirBnB guests: Diana provides a full service from meeting the guests, taking them to the property, showing them how everything works, advising on interesting places to visit according to their interests, recommending restaurants, cafes, shops, etc. The house is kept spotlessly clean before (and after) every visit. Diana will also provide assistance if our guests run into any difficulties. • For maintenance and renovation work, Diana has a list of trusted tradesmen whom we have used to carry out a number of jobs, and all have been completed to a high standard, on time, on budget and without fault. A job recently completed was a major one; installing insulation in our ceiling which was done to a very high standard and we were absolutely thrilled with the result. The house was also immaculate when we came to see the finished work. • Keeping an eye on the house when it is not occupied, particularly over the winter months. It goes without saying that my wife and I recommend Diana – and Property Care VT – without reservation, and we would be very happy to speak to anyone who is considering using them for any one of the services they offer (Diana will be happy to pass on our contact details).

Gail Winfree Having the right contacts will make or break your move to Bulgaria. The difficult part is finding the right contacts. If you’re moving to the Veliko Tarnovo area, there is really only one contact you need. That is PROPERTY CARE and its owners Diana and Zhivko. If you’re relocating to the Veliko Tarnovo area, or own property you need watched over, or living there already and need help wading through the bureaucracy of getting things done, Diana and Zhivko will take care of you. They offer a full range of services you can read about here. You can also read all the wonderful reviews. What makes them the best? They care about their clients and are friendly, sincere, and honest. They are professionals who have a network of contacts who can make good things happen to ensure your dream of living in Bulgaria does not turn into a nightmare. We’ve been using their services for almost a year (we plan to move into our Bulgarian home this year) and we will continue to use their services once we live there. It just makes good sense to do so. We highly recommend their services.

PCVT is a very reliable partner When we bought our house (close to Veliko Tarnovo), the real estate person strongly advised us to take Heart of Bulgaria (HOB- Property Care VT) for our property management, because of their professional dealing of things. Now 10 years later we have never regretted we choose HOB, which later become Property Care VT. They are simply doing a fantastic job. For a fixed annual fee PCVT checks on our house every month. After this check they send us an email with pictures. If they notice something wrong, they tell us immediately and suggest what we/they can do. For example, when we had a small burst in a window, it was taken care off within the week. They also make the house ready for the winter (letting off the water so no tubes can burst due to the frost). PCVT also takes care of paying our bills for water and electricity, taxes to the city, security company ... They send us an overview of the bills so we can pay them. Very convenient when you live abroad. All bills were taking care of in a timely manner. During summer PCVT prepares the house for us before arrival. They clean the house, make the beds ready, turn on the water, the electricity and the water boiler. They also go to the shop to let connect the internet, trim the garden. After our visit they wash the bed linnen. This service is not included in the yearly fee. Those services make our summer start perfectly once we arrive at our house. PCVT helps us with renting out the place. They meet and greet the renters, drive them to the house, show them how things work, give and collect the keys. Renters can always call them if there is a problem during their stay. They solve things as fast as possible. PCVT also takes care of the renovations we do. Every summer we discuss which works should be done to make the house better for us and the renters. They advice us on how we can do things, send us quotes so we can choose between different contractors, contact the contractors and follow up the works from the beginning till the end. They add a service fee to the works but that fee is reasonable. As we don't live in Bulgaria you need an eye there to be sure works are done the right way. Besides all the good work Diana and her team are simply very nice and sweet people. You can ask anything you want. They always answer with a smile. So far they dealt with all our problems, big or small. And if there weren't any, they just took super care of our house. It helps that the whole team speaks/writes good English. It makes communication so easy. PCVT is a very reliable partner. We can truly highly recommend Diana and her team. You can always contact us for more information.

Len and Shelagh Brazier We could write lots of excellent, fantastic things about Property Care of Veliko Tarnovo run by Diana Peeva and her more than able assistant Zhivko Gorbanov. However, simply email us and we will share with you how unbelievably excellent, trustworthy and efficient they are. We have done all our house, barns, land, legal, utility, company’s problems, banking, talking liaison with the authorities, especially the Mayor with Diana and Zhivko. They speak and write perfect English for a start. They are VT locals and know the Province. We are about an hour’s drive away to the south east so their influence is very wide from VT and beyond. They visit whenever we are there for face to face, coffee or tea and email response is excellent. They pick up the phone at any time e.g. we had a chimney fire ,we rang them and fire brigade etc. all came: it was at night and they came as well to make sure we and the family were Ok and all was safe. They go beyond what you would expect with zeal, interest and humour! They are absolutely trustworthy. We would not say that, if we did not feel. It was true: they have handled thousands of pounds of work for us, efficiently, effectively and very economically. They deliver on time with you: Bulgaria is different weather and time scales, from UK, yet Diana and Zhivko work to beyond the highest standards and you are kept informed in a very timely way. They will make you smile, are polite and courteous. If you ask them what they think and their view, they will give it honestly. Their knowledge of all the things you need to know ,purchase and do in Bulgaria and their care to pragmatic, sensible and cost effective delivery is better than Five Star. We cannot fault them and have dealt with them and only them in our dream in Bulgaria because, simply, they really care about you your ideas and doing a great job. Examples are, advising on all legal processes (they are not a solicitor: it’s not the same as UK so speak to an expat), any building etc. Project from complete house build to minor works, gardening, setting up utilities, emergency help, transport, insurance, food, translation and anything you need. They have a brilliant service to look after your assets whilst you are away for peace of mind. They are practical, very approachable, pleasant and ALWAYS available. You would be very hard pushed to get this level of service in UK. They have excellent trades people at very competitive prices who take pride in their work which Diana and Zhivko will take you to see, very open and nothing ( a Bulgarian phrase you get used to which is true!) is a problem : they are solution focused. So, rather than go on more, if the above is not enough to get you to speak to them try them and build up a relationship of trust ,excellent work and confidence in them, please do not hesitate to email us. Anca and Constantin from Gabrovtsi village We had a pleasant experience with both Diana and Zhivko for several jobs done with promptness and courtesy. They helped with our residence cards, number plates and insurance for our car, installation of central heating and insulation of the loft. We have known Diana for many years We have known Diana for many years. We have found her to be very helpful and approachable when dealing with any issues. She is very professional and diligent and knows how to get the job done! She recently arranged for our apartments to be repaired and re-decorated to a high standard and also found new tenants for them. Nothing phases Diana and she will work to get you the best deal. Her rates are very reasonable and above all, she will always give you feedback (including photographs) when working on your projects. She also provides a detailed yearly account.

Marie Gurney I have had the pleasure of meeting with Didi and Zhivko on many occasions to act on my behalf to purchase properties in Bulgaria. They have also registered vehicles at the government office taxed and insured those vehicles. Taken care of registering and paying taxes ect on my behalf utility bills and of course registering me as a resident of Bulgaria. They have responded quickly and efficiently to my requirements. I also know i am getting value for money for their services when they've had to wait for hours at the government or notary office to get documents stamped. I would like to think that I have become friends with both of them as I can contact them take up their time wanting advice or information and that has never reflected in my payment invoice, I would recommend their services undoubtedly.
